Can you hold a place before I apply?
Properties are generally leased on a first-come, first-served basis once a completed application and required fees are received; to improve your chances, we recommend submitting your application and documentation as soon as possible so our team can secure the rental for you. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property; most homes require first month’s rent and a security deposit before move-in, and some also request last month’s rent—your lease will detail the exact amounts and timing. -
How old do you have to be to apply?
Applicants must be of legal age to enter into a lease, which is typically 18 years or older; if you have questions about co-applicants or guardianship situations, contact our leasing team for guidance. -
Is the deposit refundable?
Security deposits are generally refundable if the unit is returned in good condition (normal wear and tear excluded) and all lease terms are met; deductions may be made for unpaid rent, repairs beyond wear and tear, or required cleaning. -
Who needs a cosigner?
A cosigner may be required when an applicant does not meet income, credit, or rental history criteria; cosigners must meet our financial qualifications and sign a guarantor agreement to support the lease. -
You have a property I want to rent. How do I apply?
Applications are typically accepted online or in person; we require a completed application, the application fee, and supporting documents such as proof of income, ID, and rental references—our team is available to help you prepare a complete submission. -
How do I pay rent?
Rent payments can usually be made through an online tenant portal, by automatic bank transfer, or by check/money order depending on the property’s payment options; ask your management contact about the available payment methods and due dates. -
I want to get a pet. What should I do?
Review your lease and contact management before bringing a pet; many properties allow pets with an additional pet deposit, monthly pet rent, or specific breed/size restrictions—our team will explain the pet policy and any required paperwork. -
I want to move out, but my roommate wants to stay. What should I do?
Leases typically hold all listed tenants responsible for the full lease term; if one tenant wishes to remain, they must qualify on their own or the parties can propose an approved replacement tenant—coordinate with management to arrange qualifications and lease changes. -
My lease expiration is coming, and I want to move out. What should I do?
Check your lease for the required written notice period and submit your intent to vacate in writing by the deadline; giving timely notice helps avoid penalties and allows us to coordinate inspections and return of the security deposit per the lease. -
Who is responsible for paying for repairs & maintenance requests?
Our property management team coordinates routine maintenance and repairs to keep properties in good condition; tenants are typically responsible for damage caused by negligence or misuse—please submit maintenance requests promptly through the designated channels so we can respond quickly and protect your home.
