Inspections & Appraisals

Most buyers will have the property examined by a licensed property inspector.

The Buyer's Property Inspection

Most buyers will order a licensed inspector to verify the property condition. Timeframes for inspections are included in the Purchase Agreement. Lenders typically require an independent appraisal to confirm the property value when financing is involved. We coordinate with inspectors, appraisers, and lenders to keep the process moving smoothly.

The Closing Agent

A title company or attorney acting as the closing agent examines the property’s title history, confirms there are no encumbrances, and certifies clear title for transfer at closing.

Contingencies

Contingencies are conditions that must be satisfied before a contract is binding—common examples include inspections and financing. Buyers will complete financing, review title and disclosure documents, and order specific inspections (roof, termite, HVAC, septic, pool, etc.) as needed. When renegotiations arise, a professional listing agent provides objective advice and skilled representation to protect your interests.

Loan Approval and Appraisal

Prefer buyers with lender pre-approval, approval letters, or written loan commitments—these offer stronger assurance of funding than pre-qualification alone. Expect a lender’s appraiser to confirm the sales price aligns with market value.
